General

6 questions
Who is Dorany and what do you do?

Dorany is a Malaysian construction and renovation company providing renovation, plumbing, tiling, painting, carpentry, masonry and repair services across Selangor, Kuala Lumpur and nearby areas. We handle both residential and commercial projects.

How long has Dorany been in business?

We have been operating since 2010 with over 15 years of experience in the Malaysian construction and renovation industry.

Are you a registered company?

Yes. Dorany is registered with the Companies Commission of Malaysia (SSM) and operates as a legal business entity. We can provide our registration details upon request.

Do you have insurance?

Yes. We carry public liability insurance and provide SOCSO / workman coverage for our team members. This protects you and your property during the project.

Which areas do you cover?

We cover Selangor, Kuala Lumpur, Putrajaya and surrounding areas including Petaling Jaya, Shah Alam, Subang Jaya, Klang, Puchong, Cheras, Ampang, Mont Kiara, Bangsar and Cyberjaya.

Are you available on weekends?

Yes. Our team works Monday to Saturday, 9:00 AM to 6:00 PM. Sunday and public holidays are closed, but urgent repairs can sometimes be arranged.

Pricing & Quotation

7 questions
Is the site inspection really free?

Yes. We provide free site inspections across our standard coverage areas in Selangor and Kuala Lumpur. For locations outside our coverage, a small transport charge may apply — always confirmed before we visit.

How do you calculate your quotation?

We base our quotation on the scope of work, materials required, labour and timeline. For renovation, we usually quote per square foot or per item. For repairs, we quote per job. Everything is itemised so you know exactly what you're paying for.

Do you charge a deposit?

Yes. For most projects we require a deposit of 20–30% upon signing the agreement, with progress payments at agreed milestones and the final balance on handover.

Do you accept credit cards or only bank transfer?

We accept bank transfer (online banking), cash and DuitNow for standard payments. For larger projects, we can discuss other payment methods during quotation.

Can you match a competitor's price?

We don't compete purely on price. Our quotes reflect quality materials, skilled workmanship and proper warranties. If you have another quote, share it with us and we'll explain any differences in scope or materials.

Do you provide a written warranty?

Yes. Every completed project includes a written workmanship warranty. The exact coverage depends on the scope of work and materials — this is confirmed in your contract.

What if the actual cost exceeds the quoted amount?

We do not increase the price without your written approval. Any changes in scope are quoted separately and approved before work proceeds.

Process & Timeline

7 questions
How do I start a project with Dorany?

Contact us via WhatsApp, phone or our contact form. Tell us what you need. We'll schedule a free site inspection, prepare a detailed quotation and, once approved, schedule the work.

How long does it take to get a quotation?

Most quotations are provided within 24–48 hours after the site visit. Complex renovation projects may take 3–5 days. Urgent repairs can often be quoted the same day via WhatsApp photos.

How soon can work begin after I approve the quotation?

Typically 3–10 working days, depending on our current schedule and material availability. Urgent jobs can sometimes begin sooner.

What is the typical timeline for a renovation project?

A single bathroom or room renovation takes 1–2 weeks. A full apartment renovation takes 4–8 weeks. Landed property with extensions can take 8–16 weeks. Exact timeline is confirmed in your quotation.

Do you work in occupied homes?

Yes. We work room by room, use dust barriers and floor protection, and clean up daily. Many clients stay in their homes during renovation — we schedule work to minimise disruption.

Who manages the project day-to-day?

Each project is assigned a project manager or team leader who is your main point of contact. They coordinate all trades, communicate progress and handle any issues that arise.

Can I visit the site during work?

Yes, absolutely. We encourage it. You'll also receive regular progress photos and updates through WhatsApp.

Payment & Terms

6 questions
What payment methods do you accept?

We accept online bank transfer (Maybank, CIMB, Public Bank, etc.), DuitNow and cash. For larger projects we may accept cheques. Credit cards are not currently accepted for construction services.

When is the deposit due?

The deposit is due upon signing the agreement and before any work begins. We issue a receipt and an invoice for every payment.

How are progress payments structured?

Payments are linked to milestones — for example, 30% deposit, 30% when rough-in work is complete, 30% when finishes are complete and 10% on handover. The exact schedule is documented in your contract.

Do you provide receipts and invoices?

Yes. Every payment is documented with an official receipt and tax invoice where applicable.

What happens if I cancel the project?

You may cancel before work begins and receive a refund of the deposit minus any costs already incurred (materials ordered, site visits, etc.). Once work has started, refunds are calculated based on completed work and committed costs.

Do you offer any discounts?

We occasionally offer discounts for repeat clients, referrals and bundled services (e.g., painting + tiling + plumbing in one project). Ask during quotation.

Renovation

5 questions
How much does renovation cost in Malaysia?

Light renovation starts from a few thousand ringgit. Full home renovation typically ranges from RM 60,000 to RM 250,000+ depending on property size, scope and finish level. We provide a detailed itemised quote after a free site visit.

Do I need to move out during renovation?

For full-property renovation, we recommend moving out to speed up work and avoid dust. For partial renovation or room-by-room work, you can usually stay.

Can you work with my own designer or architect?

Yes. We frequently work with independent designers and architects. We'll coordinate directly with them to make sure the build matches the design.

Do you handle renovation approval from building management?

For condominiums and apartments, we help prepare documents for management approval, including renovation forms, contractor details and method statements. Approval itself is issued by management.

How long does a full house renovation take?

A typical 3-bedroom house takes 6–10 weeks. Larger properties with extensions or structural changes can take 12–16 weeks or more.

Plumbing

5 questions
Can you detect hidden water leaks?

Yes. We use pressure testing, moisture meters and visual inspection to locate leaks under floors, in walls or in ceilings. We fix the leak and repair the affected surface.

Do you install water heaters?

Yes. We install and service instant and storage water heaters from all major brands. We also check the electrical supply and earth leakage before installation.

Can you replace old pipes without breaking the whole wall?

In many cases yes. We use minimal-access techniques where possible. Where walls must be opened, we patch and repaint after the repair.

Do you handle drainage and sewer blockages?

Yes. We clear blocked drains, floor traps, toilets and sewer lines using appropriate tools. If the blockage is serious, we may use a high-pressure jetter or camera inspection.

Is a plumbing repair usually same-day?

For urgent issues like active leaks, we aim for same-day or next-day response. Non-urgent repairs are scheduled within a few days.

Tiling

5 questions
Do you remove old tiles before installing new ones?

In most cases yes. Removing old tiles gives a better, longer-lasting result. Occasionally we can tile over existing tiles if they are firmly attached and level — we advise after inspecting.

How much does tiling cost per square foot in Malaysia?

Basic ceramic tile installation ranges from RM 6–12 per sq ft, porcelain from RM 8–18 per sq ft. Premium tiles and mosaic cost more. Retiling adds removal and disposal costs.

Do you waterproof under tiles?

Yes. For all wet areas (bathrooms, kitchens, balconies) we apply waterproofing membrane before tiling. This is critical in Malaysia's humid climate.

Can you match existing tile patterns?

Yes. Send us photos of the existing tiles and we'll source matching or complementary tiles from our suppliers, or install tiles you provide.

How long before I can use the tiled area?

Light foot traffic is usually allowed after 24 hours. Full use, including water on bathroom floors, is safe after 48–72 hours. Grout curing continues for up to 7 days.

Painting

6 questions
How much does painting cost in Malaysia?

Interior painting costs RM 1.50–3.50 per sq ft including labour and standard paint. Exterior painting costs RM 2.50–5.00 per sq ft depending on surface condition and paint grade.

Which paint brands do you use?

We work with Nippon Paint, Dulux, Jotun, Kansai and Sissons. You can choose, or we recommend the right product based on surface, room and budget.

Do you cover furniture and floors?

Yes. We cover all furniture, flooring and fittings with drop sheets and plastic. Daily clean-up is included.

Can I stay home during painting?

Yes. We use low-odour and low-VOC paints where possible. Most clients stay home during interior painting.

How many coats of paint do you apply?

Standard is one primer coat plus two finish coats. Drastic colour changes or high-traffic areas may require additional coats — always confirmed in your quotation.

Do you repair cracks before painting?

Yes. Crack filling, patch repair and skim coat touch-ups are included where needed. This is why our paint jobs last — proper preparation.

Carpentry & Ceiling

5 questions
How much do custom cabinets cost in Malaysia?

Custom kitchen cabinets range from RM 350–900 per running foot depending on material and finish. Wardrobes range from RM 500–1,200 per running foot. Plaster ceilings cost RM 5–12 per sq ft.

Do you do plaster ceiling installation?

Yes. We install flat, L-box, tray and drop plaster ceilings with lighting provisions. We coordinate with your electrician for concealed wiring.

How long does custom carpentry take?

A standard wardrobe or kitchen cabinet takes 2–4 weeks from design approval. Plaster ceiling installation takes 3–7 days for a typical apartment.

Which materials do you use?

We use a mix of plywood, MDF, solid timber, laminate, melamine, veneer and aluminium depending on the application and your budget.

Can you match existing cabinets?

Yes. Send us photos and we can match the material, colour and style for a seamless extension or replacement.

Warranty & After-Sales

5 questions
What does your workmanship warranty cover?

Our warranty covers defects arising from our workmanship — for example, tiles coming loose, plumbing leaks from our installation, or paint peeling within the warranty period. It does not cover damage caused by misuse, third parties or normal wear.

How long is the warranty?

Warranty length depends on the type of work — typically 3–12 months for workmanship. Specific coverage is stated in your contract.

What should I do if I notice an issue after handover?

Contact us immediately via WhatsApp or phone. We'll schedule a free inspection. If the issue is covered by the warranty, we'll fix it at no cost to you.

Do you provide emergency after-sales support?

Yes, for active projects and warranty issues. For example, if a plumbing issue arises shortly after handover, we prioritise the response.

Can I hire you for maintenance after the warranty period?

Yes. We offer ongoing maintenance services and maintenance contracts for landlords, offices and commercial properties.
